Contract of Lease

In order to define the rights and obligations of the lessor and the lessee and through negotiations, Party A and Party B concluded a contract as follows:
1. Party A leases its premises located at Suite ×××, Huaye Plaza, No. ×× Sandong Bridge, Jinniu District to Party B for a term of five years (from August ××, ×××× to July ××, ××××). During the term of lease, Party A shall not lease the premises to a third party or recall it without any justification.
2. Based on the standard of charges approved by Sichuan Provincial Administration of Commodity Prices, Party A charges Party B an annual rental of RMB ××,××× Yuan (say in words ninety-six thousand RMB Yuan only).
3. Party B shall pay the annual rental to Party A by July ×× of each year without any delay, otherwise, Party A has the right to recall the leased premises and cancel the contract.
4. During the term of lease, Party B shall maintain and safeguard the integrity of the equipment and facilities in the rented premises. Party B shall reimburse any damage or loss thereof according to the arranged price.
5. During the term of lease, Party B shall not re-lease the premises arbitrarily to a third party. If so intended, Party B must ask for the consent of Party A, otherwise the re-lease will be deemed invalid.
6. This agreement will be cancelled at the time when the term of lease is due. If Party B intends to continue the tenancy, Party B shall negotiate and sign a new contract with Party A.
This contract becomes effective on the day of signature and it is made in duplicate, one for each party.
